A roof leak is covered when a covered peril opened the roof. A stain that grew because the covering wore out is usually maintenance. Fixing the worn part is not the same as the interior water a storm let in.
A ceiling stain after hail or wind is a clue, not a coverage decision. The claim asks what opened the roof. Wind or hail that tears covering, then rain through that opening, is the wind or hail loss. The interior water follows that peril. A slow drip from aged shingles, failed flashing that was never a storm, or a leak you watched for months is commonly wear or continuous seepage. Those are often excluded. The failed covering itself may be settled at actual cash value, or excluded if the form treats it as maintenance. Recoverable depreciation, when the form has it, is released after repair invoices. It is not a denial. Mold that follows a covered water loss is part of that repair, not its own peril.
