Home · The air conditioner is three questions
A dead compressor, water on the floor, and a hail-dented coil are not one claim. Homeowners insurance may pay one of them and refuse the others. A home warranty is a service contract for wear. It is not the policy.
Age and ordinary mechanical failure are maintenance. Many HO-3 forms do not pay to replace a unit that simply wore out. An equipment-breakdown endorsement, if you bought it, can cover sudden mechanical or electrical failure, and it has its own limit. It is not implied by the dwelling limit. If a sudden break dumps water into the house, the resulting damage may be covered even when the failed part is not. A slow leak from a neglected drain is commonly excluded. The outdoor unit is usually part of the permanently installed equipment of the dwelling, not a separate structure, but the form decides. Hail that dents it is a hail claim. A percentage hail deductible is a percent of Coverage A, so a small coil can still face a large deductible. Changing the filter does not shrink that percent.
Wear versus a covered peril: named perils versus open perils and what homeowners covers. The endorsement for a sudden mechanical failure: equipment breakdown. Why a warranty is not that endorsement: home warranties. Hail on the outdoor unit: hail. A tenant’s policy is different: power surge on a renters policy.
