A Texas vacation home is not priced from a statewide average, and this page will not invent one. The form follows how you use the house. An owner-occupant HO-3, a second-home form, and a landlord dwelling policy are not interchangeable.

An HO-3 assumes someone lives there. A house you visit, and otherwise leave empty, can still be written as a second home on some forms, with tighter theft and vacancy wording. If you rent it, even part of the year, tell the company. Short-term rental and home-sharing are often excluded unless the form is endorsed and the use is disclosed. Nights between bookings are not a loss-of-rent claim. Loss of rent pays only after a covered peril makes the place unlivable. A DP-3 is usually open-peril on the building for a rental. A DP-1 is named-peril. Liability on a landlord form is often an endorsement. The vacancy limit is whatever period that form prints. This page will not assume 60 days. Staging furniture is not coverage.

Flood is still a second policy. NFIP can cover a second home. FEMA Individual Assistance generally does not. Building replacement cost under NFIP is generally for a principal residence, so a second home is often settled at actual cash value. There is about a 30-day waiting period. Contents are often actual cash value too. Wind on the coast may be TWIA, which is wind and hail, not flood, and not a full homeowners policy. Two property policies on the same owner and the same building are coordinated. You do not collect twice. A personal umbrella does not insure the building, and it does not sit on a rental the homeowners form already excludes. A higher deductible or a wind-mitigation inspection can change the price. Neither is a fixed percent off.
