A high-value house outgrows a standard HO-3 when the finishes, the other structures, or the jewelry blow past the blanket limits. The hail deductible is still a percent of Coverage A.
Coverage A is what it costs to rebuild, including custom finishes. The land is not insured, and a lender’s minimum protects the loan, not a full rebuild. Many HO-3 forms pay replacement cost on the dwelling only if you insure to about 80 percent of that rebuild cost. On a $900,000 rebuild, 80 percent is $720,000. Insure to $540,000 and a partial loss can pay only a fraction of the repair, before the deductible. That is example math. Forms differ. Two percent hail deductible on $900,000 is $18,000, also an example. A new roof does not shrink that percent. Flood is still excluded.
