What to do before you leave a Texas house in winter

A cold snap in an empty house is a pipe claim waiting on the heat being off. Burglary is the other half. The policy question is vacancy: many forms tighten theft, vandalism, and freeze coverage after the house has been empty for a stated number of days. Leaving for a week is not the same as leaving for two months.

Freeze is a covered cause only if you did your part

A sudden burst from a supply line is often a covered water loss: the damaged drywall and floors, minus the deductible. The form usually requires that you used reasonable care to keep the heat on, or shut the water off and drained the system, if the house was unoccupied. Turning the heat off to save a week of electricity, then coming home to a flooded hallway, is the fact pattern carriers deny under the freeze exclusion. A pipe that bursts while you were home and the heat was on is a different story.

Set the heat high enough that interior walls stay above freezing, not just the hallway. Open cabinet doors on exterior walls. Know where the main shutoff is and show a neighbor. If you will be gone long enough that the form calls the house vacant, ask the agent before you leave. Vacancy is often measured in a stretch of days, commonly around 60 on many forms, and it is not the same as “we were on a trip.” A second home that nobody lives in needs to be written that way. Theft while you are gone

Theft is a named peril on most forms. Vacancy restrictions can remove or limit vandalism and theft after the empty period in the form. A monitored alarm does not erase that wording. It can change whether a carrier wants the risk. Tell someone to pick up mail and packages. An overflowing mailbox is how an empty house advertises itself. Lights on a timer help. They are not coverage.

When you get back, walk the house before you unpack. Photograph anything wet or broken and note the dates you were gone.
