The lease splits duties. The policies split who gets paid.

A Colorado landlord policy insures the building the landlord owns, the landlord’s liability for that premises, and often lost rent after a covered repair. It does not insure the tenant’s furniture, and it does not pay the tenant’s liability when the tenant causes the injury. The tenant’s renters policy does those two jobs. Write the lease so rent, the deposit, pets, utilities, and who maintains what are on paper. Then match the policies to that split. The landlord’s dwelling coverage should be rebuild cost of the structure, not the purchase price and not the land. Many dwelling-fire forms pay replacement cost on the building only when it is insured near rebuild cost. A tenant’s contents sit on the renters policy, usually actual cash value unless that form says replacement cost. Actual cash value is replacement cost minus depreciation.

Loss of rent, when the landlord form includes it, pays rent you lose because a covered peril made the unit unlivable. It is not a guarantee of every vacant month, and it does not pay rent the tenant withheld in a habitability dispute. Liability on the landlord policy responds when the landlord is legally responsible for an injury on the premises. A loose rail the landlord was supposed to fix is a different claim from a guest the tenant injured. Flood is still outside both policies. A landlord who hires employees does not get workers’ compensation out of the dwelling form.
