How Much Is Renters Insurance in Denver?

Denver · The building is the landlord’s policy

There is no Denver renters price. The policy does not insure the apartment.

An HO-4 covers your belongings, your liability, and often extra housing if a covered peril makes the unit unlivable. It does not rebuild the building. That is the landlord’s policy, and it does not replace your furniture. Any “starts at” monthly figure that is not a quote for your limits is advertising. This page will not invent a city average.

Contents are usually named perils, and they are often actual cash value. Theft, fire, and windstorm have to be on the list, or they are not covered. A replacement-cost endorsement pays the cost to replace the item. Without it, the claim is replacement cost minus depreciation. Jewelry, cash, and bikes often have a smaller special limit inside the contents limit. A deductible comes off the contents payment. Example only: a $3,000 couch, depreciated to $1,200, with a $500 deductible, pays $700 if theft is covered. Your form’s math can differ. Hail on the roof is the landlord’s claim. Hail on your property is yours only if wind or hail is a covered peril for contents.

Liability pays covered injury or damage you are legally responsible for, plus defense as the form allows. A Denver lease can require a dollar limit. Colorado does not set a statewide renters minimum. Additional living expense pays extra housing costs after a covered loss. It does not, by itself, cancel the rent the lease still charges. Your car is not on this policy, including a theft from the parking lot: does renters cover auto theft. A power surge is its own question: power surges. Hail on the vehicles and the building, split the right way: Colorado hail.

The product page: renters insurance. The landlord’s side of a Colorado house: Colorado homeowners. The regulator: the Division of Insurance.

Match the liability limit to the lease, then set contents from an inventory, not from a city average. Ask an agent or get a quote.
