Cancel the old policy only after the new one is already in force
Canceling a Missouri homeowners policy is a date problem. The new policy has to start on or before the day the old one ends. A gap, even a day, is a lapse. The next carrier asks about continuous coverage, and the mortgage company can buy force-placed insurance for the building. Force-placed insurance protects the lender’s interest. It is not a policy you shopped, and it often leaves out your contents, your liability, and additional living expense.
You still need a dwelling policy if you still own the house and the loan requires one. Selling is different from rewriting: line the buyer’s policy, your cancel date, and the closing so the building is not bare between them. A landlord rewrite is a different form from the homeowners policy you lived in. Canceling the HO-3 without putting a dwelling policy in its place is a lapse with a tenant in the house.
